Short answer

What are Leadality new homeowner leads?

Leadality new homeowner leads are people who just recorded a mortgage in Hillsborough County, Florida, delivered to one agent only. Each lead has the owner's name, a carrier-verified mobile with its line type (screened against the Do Not Call list), the property address, the recording date, the loan amount when the filing reads cleanly, the lender and a quality score. Plans start at $69 for 50 leads a month (about $1.38 each) and drop to $1.00 a lead on the 400-lead plan. These are public-record data leads for manual dialing, not quote requests.

What is in a new homeowner lead?

Every lead carries the same eight fields, straight from the filing plus our phone match. Nothing is padded or guessed.

Where do new homeowner leads come from?

Public county mortgage recordings. When someone closes on a home with a loan, the mortgage is recorded with the county. That record is the start of every Leadality lead.

Pull this week's filings. We collect new mortgage recordings from the Hillsborough County, Florida public records as they post.

Filter the junk. Entity borrowers (LLCs, trusts, companies), unreadable names from scanned documents and bogus loan amounts are removed. A bad name is worse than a missing lead, so those records never ship.

Match a phone to the owner. Each remaining owner is matched to a phone number using their name and the property address.

Check the line type with the carrier. A carrier lookup tells us whether the number is mobile, landline or VoIP, and that line type is printed on the lead.

Screen out Do Not Call numbers. Each matched number comes back with a Do Not Call result, and we deliver numbers that are not on the list.

Score and deliver. Each lead gets a quality score and lands in one agent's dashboard. It is never sold to anyone else.

Real numbers from our August 2026 Hillsborough batch: about 91% of ready records matched to a phone, about 61 to 67% of those numbers came back as mobile lines, and about 86% of those mobiles were not on the National Do Not Call Registry. We publish this so you know what the funnel looks like, not just the shiny end of it.

Everything starts from a public filing that anyone can look up at the county. What you pay for is the work on top of it: cleaning the names, matching a phone, checking the line, screening out Do Not Call numbers and keeping each lead to one agent.

How fresh are new homeowner leads?

Days old, not weeks. Our standard is leads from this week's filings.

Mortgage protection and term conversations land best while the closing is still fresh: the homeowner just signed a loan, the payment is new and the question of what happens to the house is easy to raise. Every lead shows its mortgage recording date, and the dashboard counts the days since filing, so you never have to take our word for how old a lead is.

Compare that with aged leads that sit for weeks or months and get resold along the way. Our breakdown of exclusive vs shared vs aged leads walks through the tradeoffs on price, age and competition.

Who are new homeowner leads for?

Independent life insurance agents and small agencies who dial. If you sell mortgage protection, term or final expense, are licensed in Florida and make your own outbound calls, this list is built for you. A new mortgage is a natural opener for mortgage protection leads and term conversations, and a Tampa-based agent can work a Hillsborough County lead file with real local knowledge.

Final expense agents can work it too. The file is not filtered by age (no date of birth is included), so ask age early and move to term or mortgage protection when it fits.

Captive agents should check their carrier's rules on outside leads before buying. Many captive carriers restrict them.

Not a fit: teams that need to load leads into an autodialer, AI voice or texting campaign. These are manual dial leads.

What does working a lead look like?

Leads land in your Leadality dashboard and can be downloaded as a CSV for your own CRM.
  • Mark every lead New, Contacted, Quoted, Sold or Dead, and filter the list by stage.
  • Private notes on each lead, visible only to your agency.
  • Tap to call from your phone, with the line type shown next to the number.
  • Search by name, phone, city or ZIP.
  • Report a problem in one tap: bad or disconnected number, wrong person, asked not to be contacted, deceased, duplicate, not interested or already insured. A do-not-contact report adds the number to our suppression list right away, and every report feeds back into the data.
  • CSV export of your leads whenever you want a copy.

What are the honest limits?

  • Not opt-in. The homeowner did not ask to hear from you. Expect fewer appointments per 100 leads than you would get from opt-in leads that cost many times more.
  • No date of birth or age. You confirm age on the call.
  • One county today. Only Hillsborough County, Florida is live, so volume follows how many mortgages record there each week.
  • Manual dial only. No autodialer, prerecorded or AI voice, ringless voicemail or texts without your own consent.
  • Our Do Not Call screen is not your scrub. Lists change daily, so you still scrub against the National Do Not Call Registry, honor opt-outs and call within allowed hours.
  • Some fields can be blank. When a loan amount doesn't read cleanly we leave it empty rather than guess.

The full terms are in the Data Lead Agreement, which every buyer accepts before the first lead is shown.
